The project involved a partial demolition of an existing General Services building and backfill with new structure. The design challenge included mitigating the visual impact of large institutional structures in a densely populated residential area of the city. The design included street frontage planting on severe slopes, drop-off and building entry development, ambulance yard and associated parking. Water conservation measures inlcuded low water use landscape plantings with WeatherTRAK controller system and in-line drip irrigation design using city grey water supply.
